I don't think you are being unreasonable at all. I would want to be compensated for being offered a smaller apartment in a different location at this late stage. You read like you are going to stick with this company?

In your situation, I would be tempted to line up some late booking alternatives then go for a full refund with compensation, as you are not being offered the holiday you had contracted for.
