La Ferme du Lavay - Description
Having been owned and decorated by Candia Peterson, grand-daughter of renowned architect Sir Edwin Lutyens, this farmhouse is nothing but spectacular. Lutyens, at first famous for his country houses before WWI, went on to design such things as the Cenotaph and the fountains in Trafalgar Square, war graves across Northern France, and his flag ship buildings in London. Keeping in good faith with its owners unique ancestry, the farmhouse today is also absolutely stunning and beautifully interior-decorated. The building itself is an old Savoyard farm - parts of which are over 200 years old - but it was refurbished in 2003/2004 with new electrics, hotel-sized boiler, and complete refitting of bathrooms and kitchen. The house is spread out over three floors, and is approximately 340 square meters in size.
In entering the house, you are welcomed by an open living/dining/kitchen area with double-height ceilings and two large balconies on both the east and south sides, which look out onto the spectacular mountainous view. The master bedroom enjoys an extension of the east-facing balcony, and comprises a large bathroom and two rooms (one of which could be used as a study, dressing room or extra bedroom). The kitchen is well equipped with range cooker with gas hob, American fridge/freezer and good working space. The living/dining room has a wood burning stove and new home cinema system.
One level up, above the living room area, is three bedrooms, two with en suite bathrooms and one with en suite shower room. Each of these bedrooms is spacious and able to harbour a double bed or two single beds depending on your needs. This level also holds both a study and TV room to further accommodate the large number of people the farmhouse is able to comfortably hold.
Going down from the living room to the garden level is the second apartment. Here a staircase has been installed that adjoins the two housing areas, but also allows a means of closing it off if necessary. At this level there is one large studio room with a kitchenette and bathroom that can also sleep four with the space for a double bed and set of bunk beds. (If the lower floor was maintained as a separate flat, this could be maintained as a living room). In addition, there are two further double rooms both with en suite bathrooms, a separate WC and a laundry room leading to the boiler room. This floor has its own separate entrance to the garden side of the house, in case renting it out is something that appeals to you. Finally, the farmhouse has its own river, barn with planning permission, and a vast pasture with incredible breath-taking views over the valley.
There is also a small, totally independent apartment in the chalet owned by an English family, an independent studio owned by a man in Provence, and another independent studio which is permanently occupied by the local Doctors receptionist - which gives the benefit of the chalet being occupied if the owners are not in residence.
Adjoining the main house is a barn for which planning permission has been sought and given to turn it into garages.
The house is on the Mont Chery side of the valley at a height of 1250m, (the village is 1170). It sits on a road with only 8 other houses higher up (ending at a goat farm), making its locale incredibly peaceful. Road clearance is excellent and its high location affords it marvellous panoramic views. In snowy weather, it is even possible for more experienced skiers to ski right down to the village and back to the house from the Mont Chery slopes! Not only does the farmhouse have this ski-in, ski-out advantage in the winter, but Les Gets is also an all-year round destination resort where many people settle for good. Throughout the year, you are able to have a traditional Savoy dish at one of the many restaurants, or take a trip over to one of the local pubs. Summer activities range from golfing to hiking to mountain biking to suit anyones interests. Dont miss out on this incredible investment, with the price per square meter at less than half of the Les Gets market rate! Available for 850,000 Euros offers may be considered.
